All commercial class buildings today, have physical building systems such as HVAC, Lighting, Power, Elevators, AV equipment co-existing with communications / IT infrastructure / Networking technologies such as IP networking, Voice over IP (VoIP), Mobility, Wireless and Collaboration tools (voice mail, e-mail, scheduling, conferencing etc.) Both of these seemingly disparate type of building systems are critical to the successful operation of the building, yet typically operate in “silos” and have little or no influence or interface / interaction with one another. A truly “Smart Building” should take a holistic view of all the systems within the building and attempt to integrate the various processes to create an optimized environment which is not only energy and resource efficient but also enables enhanced productivity. By adapting the analogy of a “network” commonly used with IT and communications to the physical building systems, wherein each system can be a node with sub-nodes, it becomes possible to view the multiple systems within a building – be it physical or “communications / IT” from a single lens on the on the same plane. This then forms the basis to attempt various interactions across different systems and associated domains – lighting with the “calendaring” system, Multi-Media with the HVAC systems and so on. This paper describes an approach towards “Energy Efficient Smart Buildings” which integrate networking and communication systems such as PCs, IP phones, Calendaring / Scheduling, Voice over IP (VoIP) with traditional building systems including HVAC, Lighting and physical spaces such as individual offices, conference rooms, lecture rooms. The end result is not only increase in energy efficiency but improved productivity and lower operating costs (OPEX).
