Résumé

New approaches are presented for detecting, diagnosing and restoring HVAC systems due to faults and pseudo faults in non-residential buildings equipped with Building Automation Systems (BAS). They are assumed to be functioning normally before deploying the algorithms developed here. This assumption is deemed reasonable once the building is successfully commissioned or re-commissioned. Four scenarios are analyzed: 1) Space temperature and CO2 readings are within range but the energy meter exhibits a pseudo fault indicating sub-optimal energy use, 2) Space temperature and CO2 readings are out of range indicating incipient or catastrophic failure, 3) Faulty decisions of energy optimization programs in the BAS and 4) KW load shed faulty to demand response from the electric utility. The control loops are evaluated during unoccupied periods at prescribed frequencies with no interference to unoccupied control strategies. The data acquired is mapped and response of the sensors and dampers, flow sensors, valves and components and the loop response time are analyzed. From this, dynamic rules are developed and updated in real-time. The results point to whether the fault or pseudo fault is due to; an incipient event/or events, or incorrect decisions of energy optimization programs or operator decisions or a catastrophic failure. System Restoration is through operator interface. The building energy/power meter while assumed accurate, is deemed a pseudo fault if the meter read value is outside the expected range. Hence, room temperature, CO2 and meter reading are considered primary drivers. Thus, the implementation of the algorithms in BAS should ensure an energy efficient building.
