This paper presents a predictive controller based on the thermal model of a hotel located on a tropical island. The guestrooms of the selected hotel are classified according to their dimension, neighboring rooms, and the influence of the solar radiation on the roof and external walls, and are modeled in TRNSYS, a well-known software for simulating heat transfer processes in buildings. In this simulation environment, the thermal load of the resulting guestroom module is calculated as a function of the comfort set point temperature, the ambient temperature, and the solar radiation for the situated geographic zone, and the heat gains due to occupancy and equipment presented in the guestrooms. Based on the analogy between resistance-capacitance electrical circuits and heat transfer in buildings, a model for control purposes capturing the thermal dynamics of the guestroom and the above disturbances is proposed, and its parameters are obtained by using grey box identification techniques. This model is validated and demonstrates good accuracy. Posteriori, the chilled water plant of the hotel is modeled and added to the heat transfer model. Considering the whole system, a model predictive controller is implemented for keeping the comfort requirements and minimizing the energy consumption. The energy savings are evaluated demonstrating a potential of around eight percent compared to an open loop control strategy as currently used in practice.
