In this research, a case study office building equipped with a geothermal heat pump combined with concrete core activation (denoted further as TABS, Thermally Activated Building Systems), or GEOTABS building, is modelled in detail, including an equivalent submodel of the TABS and a calibrated ground storage submodel. The model is validated with measurement data. This integrated model of building and HVAC system is used to evaluate monthly efficiencies at the building level. Satisfactory correlations of the generation and system efficiency with the heat-balance ratio are found. The system efficiency of the TABS is found to be relatively low overall due to difficult control of the slow reacting system. Nevertheless, the energy use is still very low, due to high generation efficiencies of the geothermal heat pump and free cooling, where cold is extracted from the ground through direct heat exchange. The auxiliary energy use for fans and distribution pumps represents a large share of the total energy use in low-energy buildings and should be a main focus point during future design.
