Résumé

The design and constructional solutions of modern apartment buildings fail to achieve the criteria of nearly-zero energy buildings by 2021. Energy performance of apartment buildings contains many components, but at the same time, these components must be reviewed together. In this study Estonian apartment buildings were analysed based on five examples to discover measures to meet low and nearly-zero energy building requirements. Results showed that in low and nearly-zero packages, net energy need does not differ significantly. Thermal transmittance of external walls should be = 0.15 W/(m2•K), roof = 0.10 W/(m2•K), window = 1.0 W/(m2•K). Efficiency of the heat exchanger of the ventilation system should be at least 80%. The main difference between low and nearly zero energy level is heat and electricity production from renewable sources on-site. In low energy packages only domestic hot water was produced using solar collectors. Nearly-zero energy packages require renewable energy production for domestic hot water and for electricity. Skilful use of renewable energy in urban environment with low heat conductivity building envelopes and effective ventilation heat-recovery systems describe a nearly-zero energy apartment building in Estonia (cold climate).
