Résumé

Almost 60 % of Italian school buildings were built before 1974, and even if around 50 % of these schools went through major maintenance works in the last decade, more than 30 % of them requires urgent interventions (Legambiente, 2012) due to aging or poor quality of construction. This situation is quite similar in all European countries, given the widespread aged building stock.
Moreover, the current European policy on energy saving, with the Commission Delegated Regulation (EU) 244/2012, is oriented to the re-definition of energy requirements both for new and existing buildings (European Commission, 2012). The reference
methodology to be implemented consists in a cost-optimal analysis of retrofit improvements, starting from a reference building which has to be representative of a building category. The definition of this reference building could be a problem of data mining.
Data mining is a way to explore a huge quantity of data in order to find relations and patterns between them. Many algorithms can be used for the analysis of a huge number of data. One of these techniques is the clustering method, which allows to divide a sample of data in homogeneous groups with similar characteristics that differentiate each other. The aim of this work is to explore the possibility of supporting the energy audit of existing and historical buildings stocks using some synthetic metrics calculated starting from a few real data. To achieve this objective, regression analysis followed by cluster analysis has been applied to a group of about 60 schools located in the province of Treviso, Italy. The aim was to find architectural types representative of the building stock, the so-called reference school, and to find a few parameters that are the discriminant to assess of the energy consumption for air heating and hot water production.
