Résumé

This paper reports some of the measures taken for environmentally-friendly construction in the offices of a skyscraper building that was completed and put into service in last autumn. This multi-tenant office building has been developing and introducing various kinds of environmentally-friendly technologies. It adopted a double-skin exterior system designed to be used in combination with natural ventilation. This exterior introduces natural wind into offices while reducing heat loads. All tenant offices are equipped with an air-conditioning system that separately handles latent heat loads and sensible heat loads, and a LED lighting system. A personal control system was also developed and introduced to some tenant offices to improve the satisfaction of the occupants. The personal control system provides personal air-outlets and ceiling lighting, which can be controlled by individuals on the Web. This paper describes the relationship between the use of the personal control system and the satisfaction of office workers. It also describes the relationship between the results of the evaluation on the effects of personal air-outlets, which were obtained through a questionnaire, and the results of a physical evaluation conducted using thermal mannequins and other means. These results were obtained in July and August, 2012.
