Retrofitting HVAC & R systems: a way forward in greening building.

Résumé

A green building is one with higher performance in areas such as energy savings, water efficiency, CO2 emissions reduction, improved indoor environmental quality and management of resources and sensitivity to their impacts. These buildings can generally be certified by LEED (Leadership in Energy and Environmental Design) or GRIHA or similar rating systems. Upgrading an existing building not only helps to preserve the character of a place, but also provides an optimal solution for owners, tenants, the community as well as the surroundings. Most of the energy used in building goes to Heating, Ventilating and Air Conditioning and Refrigeration or cooling (HVAC& R), accounts for 22% of energy use in residential buildings and 55% in the commercial buildings [1]. For an efficient operation of HVAC & R system, large emphasis is placed on building orientation and the thermal performance of the envelope (walls, roof, and windows) to be within the maximum allowable energy consumption. In this paper, a retrofitting alternative for HVAC & R system has been studied in order to make the campus of National Insurance Company Ltd. (NICL), a green building. Moreover a MCDM (Multi Criteria Decision Making) tool namely AHP (Analytical Hierarchy Process) has been applied in the present study to prioritize the various energy saving alternatives for HVAC & R systems, which in turn would help the decision makers/ financial experts of NICL in investing money for the project considering different financial criteria viz. Investment (in Rs.), Annual Savings (in Rs. / Year) and Payback Period (in Yrs.). In the present case under study, it has been observed that, different rankings of the energy saving alternatives can be arranged, considering the financial criteria individually, on which the ranking is being performed (Table 8). But the tool ‘AHP’ plays a great role to solve this type of MCDM problems and generates a combined ranking of the alternatives under consideration beautifully, which is again accepted by all the financial experts, associated with the concerned project of greening building.
