Résumé

Facilities and services represent the second largest expense for an organizations, after salaries and benefits. Therefore, it is important to understand true costs of owned and leased facilities, and include them as key components of strategic decision making. The success of an organization depends on “how well it integrates people, space, technology and business processes” to bring strategic change that it needs to maintain sustainable high performance. This requires effective balancing of “Economic”, “Environmental” and “Social” factors for design and operation of facilities. Buildings systems and technology infrastructure must be designed to provide the flexibility and adaptability of space to changing modes of work. This presentation focuses on measures to transform facilities management towards building a new culture which enables the staff and supervisors to develop and maintain skills for managing high performance building. Informed supervisors and staff will provide effective and timely communication. Driving force for such a transformation comes from global competitiveness, greater influx of technology, changing work pattern and customers’ needs. Public’s greater awareness of climate change and an organization’s commitment towards sustainable buildings to reduce carbon footprint adds another variable to the equation.. The industry needs to help bridge the skill gap that exists amongst facility leaders and operating personnel for such a transformation. Well trained and motivated facilities leaders and operating and maintenance personnel will have the vision, the tools, measurements and verification devices that can launch measureable improvements. The presentation further discusses, “How such a transformation can challenge operating staff to operate and maintain building’s equipment and systems in the most efficient manner to lower costs”.
