Summary

The study of smart buildings is a common topic worldwide but no standardized definition exists. Many studies focus on the development of methods and models for analysis, evaluation and optimization of smart buildings environment. A successful smart building cannot be just a collection of smart active features. It needs to be a product of a design process that incorporates smart in all individual stages. Amongst all main selection criteria, “work efficiency” is perceived as the most important, while “user comfort”, “safety” and “cost effectiveness” are also considered to be significant. Two sub-criteria, “reliability” and “operating and maintenance costs”, are ranked highly important by respondents. Even when all indoor environmental standards are met, the users are usually not satisfied and perceived discomfort occurs in smart buildings. The most frequent cause of discomfort in smart residential buildings overruns the optimal rate of intelligence. There are physical and psychological factors that influence smart building users’ comfort. An indoor air quality, lightning, acoustics, visual contact with the outdoor environment, characteristics of space, electro smog, loss of physical deployment and privacy, "Master-Slave” Syndrome are the main problems of smart buildings. A smart indoor space should be an adaptable and dynamic environment that optimizes user services and management processes using smart systems. The paper deals with research on the respondents' opinion on smart building concepts and ideal buildings in terms of intelligence and main factors of indoor environment comfort.
