Summary

Over 500 commercial buildings were investigated by an engineering consulting company to determine their indoor air quality and then to improve the functioning of their HVAC systems. The HVAC problems encountered in these buildings were categorized as resulting from deficiencies in maintenance, operation, control, design, occupancy, air balancing and documentation of building systems. The result of the work was the development of a methodology for training the building operators, and the development of building operation manuals, building operation logs and building automation system trend logs. Guidelines for performance standards to maintain good internal air quality were also developed for the building operators and managers.
