DIRECT DIGITAL CONTROL OR ELECTRONIC CONTROLS: THE OWNER'S VIEW.

Author(s) : FORD T.

Type of article: Article

Summary

THE AUTHOR OUTLINES THE CAUSES OF FREQUENT BUILDING OWNER FRUSTRATION WITH CONTROL AND ENGINEERING SYSTEMS OF ALL TYPES, BUT DIRECT DIGITAL IN PARTICULAR BECAUSE OF THE INCREASED EXPENSE INVOLVED. MAIN PROBLEMS INCLUDE POOR UNDERSTANDING OF OWNER REQUIREMENTS, THE TENDENCY TO OFFER STANDARD SYSTEMS DESPITE VARIATIONS IN BUILDING RESPONSES, A LACK OF LIAISON BETWEEN CONSULTANT, CONTRACTOR AND OWNER, AND A TENDERING TO IMPRACTICALLY LOW STANDARDS TO GAIN A CONTRACT. ANOTHER CONTENTIOUS POINT IS THAT SOFTWARE BECOMES OUTDATED OFTEN BEFORE A CONTRACT IS COMPLETED, AND MAINTAINING A SYSTEM ONLY A FEW YEARS OLD CAN PROVE DIFFICULT NOT ONLY IN CALLING FOR OUT OF DATE PARTS, BUT BECAUSE STAFF CHANGES SO RAPIDLY NO-ONE UNDERSTANDS THE ORIGINAL SYSTEM.
