Summary

The paper presents a comparative analysis of twelve existing office buildings located in Spain which have been conceived as zero-emissions or low-energy buildings. A synthetic analysis has been performed after gathering information from the selected buildings and the generation of a central database. Results have been grouped in six categories: design features; envelope characteristics; solar control and lighting; heating, cooling and ventilation strategies; renewable energy systems; and construction costs. Finally, trends in design solutions were identified. The authors conclude that, although the 2020 deadline for Net Zero Energy target regularized in the European Buildings Performance Directive is rapidly approaching, there is still a long way to go for the Spanish office buildings to actually achieve (nearly) zero energy performance.
