A step towards the zero energy building standard by housing associations: a case study.

Summary
Due to climate and energy goals, high energy performance standards are starting to penetrate into the sector of housing associations. An apartment house was designed and constructed as a Zero Energy Building by a housing association. However, in order to learn lessons from pilot-projects, scientific monitoring is useful. The objective of this work is to evaluate if the building designed and constructed by a housing association could achieve the Zero Energy Building standard. The building (585 m², 6 apartments) has a calculated specific heating energy demand of 9 kWh/(m².a) and is supplied via a semi central ventilation system with decentralized heat pump technology. A 9.5 kWp photovoltaic plant on the roof provides the generated energy to the public electrical grid. An energy monitoring concept was developed and realized. Within this paper the results of 2 years of monitoring will be analyzed. E.g. in the second year 42 % of the total electricity demand of the building could be covered by the PV (load: space heating, ventilation, hot water, lighting, plug loads). The total end energy demand of the building was 42 kWh/(m².a). The monitoring also confirmed the importance of the user behavior. This work should evaluate a first and practical step of a housing association towards the Zero Energy Building standard.
